Which documents do you need to sell your property in Spain?

If the property was built during a period when a building permit was legally required, the following documents must be presented to the buyer:

  1. Escritura Pública / Title Deed (Escritura de Compraventa):
         The official notarized deed showing you as the registered owner.
         It must match the registration in the Land Registry (Registro de la Propiedad).
  2. Nota Simple:
         Extract from the Land Registry confirming ownership and any debts or mortgages.
         Usually requested by the notary or lawyer just before the sale.
  3. Energy Certificate (Certificado de Eficiencia Energética):
         Mandatory since 2013. Shows the energy efficiency of the property (similar to energy labels in the UK/NL/BE).
         Must be available before advertising or selling.
  4. Proof of payment of local property tax (IBI):
         The Impuesto sobre Bienes Inmuebles (IBI) is an annual property tax.
         The most recent bill must be paid and provable.
  5. Utility bills:
